What is soft washing?
Updated: 10 hours ago
Charlie's Pressure Washing gets this question on a lot of calls. Soft washing is not pressure washing on a lower setting. It is a different job.
We use low pressure, about the force of a garden hose, and a cleaning mix that kills the algae. The mix does the work. The water rinses it off. The surface is not being blasted.
In Miami the black streaks on a barrel tile roof are algae, not dirt. The green film on painted stucco, on the north wall, and under trees is the same thing. A pressure gun will knock some of it off. It also cracks tile, strips paint, and leaves the roots, so the streaks come back. Soft washing kills it and leaves the roof and the paint in place.
Tile roofs get a soft wash. Painted stucco gets a soft wash. Painted wood and screened enclosures get a soft wash. Driveways, sidewalks, and other bare concrete get pressure, because those surfaces can take it and the stains are ground in.
We walk the property before we start. Roofs and walls are quoted as a soft wash. Concrete is quoted as pressure. Plants get wet down before and rinsed after. We do not run a pressure gun across tile.
If you are looking at black streaks on the roof or a green wall and you do not want the surface damaged, that is a soft wash. Call or text (786) 894-6585 for a free on-site estimate. We are based in Coral Way, Miami 33129, and we work the neighborhoods around there.
